Letting / Tenant Guide
Step 1 – Have your references ready
Have your references ready. You won’t be able to rent a property if you don’t have any references and you might also miss out on your dream property when waiting on your Landlord or Employer to give you one. The new landlord will need to be satisfied that you are able to pay the rent and are a good character. An employer’s reference, a bank reference and previous landlords’ reference is sufficient. Make sure you have the contact details ie phone number on the reference
Step 2 – Booking Deposit & First Month’s Rent
Make sure you have the Booking Deposit & First Month’s rent in advance. The booking deposit is normally a month’s rent.
Step 3 – Register with Ray Cooke Lettings
Registering your details in our office or online will enable our Letting Department to specifically match your requirements to the range of available properties. Be clear on your preferences to ensure your time & ours isn’t wasted viewing unsuitable properties.
Step 4 – Select a property
Once you have registered with us we will present a selection of properties that meet your criteria. See as many properties as you can and make a note of the features that you like. Rental properties can go fast so once you’ve found a property that ticks all the boxes you’ll need to move quickly.
Step 5 – Pay a deposit
Most landlords will require an initial payment of a security deposit and one month’s rent in advance. The security deposit will be reimbursed to you at the end of the tenancy, subject to conditions of the lease agreement. You will also need to give the Ray Cooke Agent a copy of your references, photo ID & your PPS Number.
Step 6 – Lease agreement
So that there is no confusion for either party, a fixed term lease agreement is drawn up by us and signed by each party, detailing property address, monthly rent amount, deposit paid, date that rent is due, names of occupants and lease term etc. All lease agreements are for a fixed period over 12 months. If you leave earlier than the agreed end date you may be liable to pay the rent until the end of the tenancy.
An inventory of the contents of the property will also be drawn up and agreed to by both landlord and tenant.
Step 7 – Utilities
The tenant takes over all the utilities on moving into a property. Ray Cooke Lettings will arrange for the transfer of utilities into your name, and help to set up your standing order.
Step 7 – Move In to your new home
Congratulations you can move in.
